Concerns about a nearby development proposal

On March 9, 2023 the Fairfax County Planning Commission voted on the Madison Acquisitions Gallows Road, CPN22-MA-006, and approved a concurrent process to deal with the Comprehensive Plan amendment from R-2 to PDH-4 and the rezoning for the development. Below is the Raintree HOA President’s statement to the Planning Commission and the Fairfax county planning staff, and his 3 minute PowerPoint presentation in the Planning Commission meeting on March 9 representing the concerns of the Raintree residents regarding this proposal.

You can still write to the Board of Supervisors (BOS) before the final vote to make sure that the developer deals with the issues of concern to us such. as flooding, traffic, large retaining wall to our property lines, light and noise pollution, etc. If you have young children, you can also point out that, and that you are concerned with access to the Woodburn School given the heavy traffic on Gallows Rd.

We need to think about how we can protect our property values—townhouses and cars—and our quality of life, and to express those ideas in a statement to the Board of Supervisors.  The time to do it is very short. Write your statement by March 23, 2023.

You can write your own statements or write comments in your email and attach the Raintree PDF statement. Put your name and address at the top. At the end say, “Attached bellow is the statement of the Raintree President, Gerry Andrianopoulos which I/we support”.

Send it to BOTH: The Fairfax county Planning staff DPDSSPA@FairfaxCounty.gov  and to the Fairfax County Board of Supervisors, ClerktotheBOS@FairfaxCounty.gov

In both cases, in your email, ASK THE CLERK THAT YOUR EMAIL AND STATEMENT BE DISTRIBUTED TO ALL SUPERVISORS.

Local Event this Monday – Mason District Supports Orlando

The Mason District Police Station has provided this information about a special community gathering being held to show support to the victims, families, community, and first responders in Orlando, FLJEB Stuart High School will be hosting this event on Monday, June 20, 2016 at 5:30 p.m. Attendees will gather at the stadium for an aerial photo. See attached flyer for more details.

Car Break-ins

Over the last few weeks, there have been multiple acts of vandalism and theft from cars in the Raintree lots. The HOA board is working with the police to increase patrols on Raintree property. We also encourage homeowners to lock your car doors, keep an eye out for suspicious individuals, and report any incidents to the police.

495 Express Lanes: Gallows Road Closed Overnight – Starting at 10 p.m., Saturday, June 9

Gallows Road (Route 650) will close at I-495 on Saturday night, June 9, from 10 p.m. until 9 a.m., Sunday, June 10, for overhead sign installation for the 495 Express Lanes Project. The closure will be set-up on the Inner Loop (northbound) side of I-495 and Gallows Road.

Emergency vehicles will be permitted through the work zone maintaining access to INOVA Fairfax Hospital. I-495 motorists using Exit 51, Gallows Road will also have access to the hospital. The following overnight Gallows Road detour routes will be in effect.

Detour Routes

Gallows Road south traffic heading toward Annandale will be directed to take I-495 north to Exit 50B, Arlington Blvd. (Route 50) east to Graham Road south, right onto Annandale Road south and follow signs to Gallows Road. To view a map of the detour click here.

Gallows Road north traffic heading toward I-495 north/Merrifield will be directed to take Gallows Road south, to right onto Annandale/Hummer Road, right onto Little River Turnpike (Route 236) west and follow signs to I-495 north. To view a map of the detour click here.

The detour may add an additional 10-20 minutes onto a trip during overnight hours.

Should inclement weather occur, this work will be rescheduled for Sunday night, June 10.

The 495 Express Lanes, two new high occupancy toll (HOT) lanes in each direction, from the Springfield Interchange to just north of the Dulles Toll Road, will provide faster, more direct options for high-occupancy vehicles and toll-paying customers. Whether you travel by car, carpool, or bus, these lanes will provide greater control over your commute on the Beltway.

Fairfax County Severe Traffic Alert – April 27-29

The Lee Highway (Route 29) and Gallows Road intersection in Merrifield will be closed from 9 p.m. Friday, April 27 until mid-afternoon Sunday, April 29 for crews to repave the intersection as part of the ongoing construction project.

Drivers will not be able to cross the intersection and are encouraged to use alternate routes. Signs will be posted detouring drivers around the intersection via Prosperity Avenue, Gallows Road, Providence Forest Drive, Hartland Road, Lee Highway and Porter Road.

All businesses along Lee Highway and Gallows Road will remain accessible, however drivers will need to use the detour if approaching from the other side of the intersection.

Message signs are posted to notify drivers of the upcoming closure. During the closure, Fairfax County Police will be present at all four approaches to the intersection to alert drivers.
